1. What's the difference between you and an estate agent in Buying?


In buying, estate agents work for the seller and the landlords – their clients. We work for the buyers who would otherwise be unprotected and misinformed. We represent YOU, the buyers, and we are able to source a vast range of properties in different areas rather than just a number of properties in a certain area (role of estate agents). We also help you to book appointments, negotiate, assist in conveyancing and completing the deal.




2. What does your one-stop service include?


Everything! From buying, leasing out, managing and selling your properties. This indeed is a long journey which could last for decades but we are here – just for you, and along our end-to-end services, you can also enjoy other luxurious services like our Lifestyle concierge.




3. How do you charge in buying?


We charge either a fair percentage of the final purchase price or a fair percentage of the difference between the asking and the final price. We are fine with both ways but we often achieve good price reductions for our clients.




4. Why should we appoint you as our buying agent?


A bit of shameless self-marketing! We aim to serve in the best possible manner in the long term. You can first arrange a meeting with us directly, where we get to know each other, but we promise there is no other agent that will have the determination and coverage to find you your dream property in London!




5. Can you help with small refurbishments?


Yes we can! Before you sell or after you buy a property, we can always help with decorating the flat or even doing major works like changing the entire layout.




6. How long will it take you to source a property for me?


On average, it takes us six to eight weeks from our first meeting to exchanging contracts on a property. Of course searches will depends on the client and it could be as fast as three days or three months!




7. What happens if you are unable to source a property for me, after say, six months?


It is highly unlikely that we won’t find you a suitable property within a six-month period. But in the rare event this happens, we may charge you for our time and expenses incurred to that point. When we do find you a property that amount will be deducted from your final invoice.




8. I am looking at schools for my children. Can you help?


Parents/Investors are one of our biggest clients groups. Most of our staff were educated in the UK as foreign students so we have first hand experience in this area., We are more than happy to share our insight and our experience of high-school & university life to our clients.




9. Is your service confidential? Will my information be disclosed to anyone?


Information of our clients is always treated with utmost confidentiality and is never divulged to third parties unless we are required to do so by the Data Protection Act 1998.




10. I want to buy in London but I am not sure which area.


Our team is based in London, we live and breathe London and we love London. We have clients that want to buy for different purposes so we advise them from different perspectives based on their needs: it could be an investment one, a new home , a holiday one etc. We work with our clients one-on-one and once we know more about you – you need not worry about buying in the wrong places.




11. Are you regulated by any professional bodies?


Yes, we are a member of the National Association of Estate Agents (NAEA), the Association of Rental Letting Agents (ARLA) and The Property Ombudsman (TPO). See also Accreditations
